What affects the cost

  • Roof size. Roofers price by the square (100 square feet). A bigger or more cut-up roof needs more material and labor.
  • Material. Asphalt shingles cost the least. Metal costs more up front and lasts longer.
  • Tear-off. Removing the old roof adds cost. HomeGuide lists $100 to $300 per square for old roof removal.
  • Pitch and height. Steep or tall roofs need more safety gear and time.
  • Decking and ventilation. Rotten decking found during tear-off is extra. Attic ventilation matters in snowy winters because it helps prevent ice dams.
  • Season. Roofers are busiest in summer and fall. Booking early gives you more choice.

Questions to ask a shop

  1. Is the quote for a full tear-off or a layover? Why?
  2. How do you price rotten decking if you find it?
  3. What underlayment, flashing and vents are included?
  4. What does the shingle maker's warranty cover, and what do you guarantee on labor?
  5. How will you protect my yard, gutters and landscaping, and who cleans up the nails?
  6. Do I need a permit, and will you get it?
  7. Are you registered or licensed, and insured?
  8. How many days will the job take, and what happens if it rains mid-job?

Check the shop

In Washington, roofers must be registered contractors; check them with L&I's Verify a contractor tool. In Idaho, contractors register with DOPL; search the DOPL license search.

Common questions

How much does a new roof cost?

HomeGuide's national range is $5,700 to $16,000, and Angi's is $5,900 to $12,900. The size of the roof and the material matter most.

Are these Spokane or Coeur d'Alene prices?

No. They are national ranges from HomeGuide and Angi. We will only show local price ranges once we have at least 10 real shop quotes for this job in that area from the last 12 months.

How long does an asphalt shingle roof last?

HomeGuide lists 15 to 20 years for 3-tab shingles and 20 to 30 years for architectural shingles. Snow, sun and ventilation all affect how long yours lasts.

Repair or replace?

Angi says replacement makes sense when a roof is about 20 years old or more, when damage covers more than about 20% of the roof, or when repairs keep coming back. See our roof leak repair guide.

What does it cost to use Doing Work?
