What affects the cost

  • Size. The biggest factor. Labor and materials both scale with square feet.
  • Height and design. HomeGuide lists $25 to $30 per square foot for a ground-level deck, $30 to $50 for an elevated deck, and $50 to $60 for a second-story deck. Stairs and railings add cost.
  • Material. Pressure-treated pine costs the least. Composite costs more up front and needs less upkeep.
  • Footings. Footings need to go below the frost line, which matters with our winters.
  • Permit and design. HomeGuide lists $50 to $150 for a permit. Complex decks may need an engineer.
  • Tear-out. Removing an old deck adds labor and disposal.

Questions to ask a shop

  1. What material are you quoting for the decking, and what for the framing?
  2. How deep are the footings, and how will the deck attach to the house?
  3. Are railings, stairs and lighting included?
  4. Will you get the permit, and is the fee in the quote?
  5. Is removing the old deck included?
  6. How long will it take, and when can you start?
  7. What warranty do you give on materials and labor?

Check the shop

In Washington, deck builders must be registered contractors; check them with L&I's Verify a contractor tool. In Idaho, contractors register with DOPL; search the DOPL license search.

Common questions

How much does a new deck cost?

HomeGuide lists $25 to $50 per square foot installed. A 12 by 12 foot deck runs $3,600 to $7,200.

Are these Spokane or Coeur d'Alene prices?

No. They are national ranges from HomeGuide. We will only show local price ranges once we have at least 10 real shop quotes for this job in that area from the last 12 months.

Composite or wood?

Composite costs more up front ($40 to $80 per square foot installed in HomeGuide's guide) and needs less upkeep. Pressure-treated wood costs less and needs staining or sealing.

Do I need a permit for a deck?

Many attached or raised decks need one. HomeGuide notes that in many states a small, low, freestanding deck under 200 square feet may not. Check with your city or county, or ask the builder.
